Owners, friends & family stays
It’s your house! Of course, you will want to stay at times.
And it’s also our shared business, and we need to ensure it works for both purposes.

We’re happy to clean, or if you’d rather do it, we can make that work too.
The price of full owners’ cleans is reduced by the platform commissions that are not incurred.
With bedding linen, however, the beds will be made up and triple sheeted for guests. And will need to be re-set up for future guests. This is tricky and we will take care of this for you.
Linen and consumables are charged to owners for your own stays, as we would charge you for guest stays.

Full owners’ cleans: Will vary from property to property.
Beds only: $10 per bed + $10 for a check, and consumables top-up +travel (will vary from property to property. If extra cleaning is required, this will be charged at $40 per hour.
Linen: $12.50 per person
Consumables: $1.90 per person, per night

We’ll always accommodate bookings made well ahead of time.
Last-minute bookings can be really tricky, especially in busy times, and we need to ensure that we have the capacity to accommodate the extra cleaning. Sometimes this is not possible at no, or very little notice. We will always do what we can to facilitate your visits, but if we haven’t got the capacity in the housekeeping team, these short-notice stays may not be approved. Thanks for your understanding.
Any reservations made without the following notice periods are classed as last-minute requests.
Summer: November–April: 4 weeks notice.
Winter: May–October: 2 weeks notice. -
Owner stays that create a turnover on a public holiday will not be accepted.
However, if your stay ends on a public holiday, a hold can be placed in the calendar so the clean can be assigned on a normal work day.

Owner reservations have a standard 3pm check-in and 10am check out.
If you wish to arrive before 3pm or depart after 10am, please book for the night previous or the night following your stay.

You are welcome to book your home for friends and family (of course!). Just make your reservation below. You will deal with all the communications/money with your guests.
You might want some money to cover the costs involved with their stay, and managing money with those close to you can be awkward - so we are happy to help.
Groundswell can configure promo codes for substantial discounts that will allow us to collect a small amount of money on bookings via our website. We recommend 30% off, 50% off and 70% off.
The discount applies only to the base rate. Your guests will still pay the full extra-person and cleaning fees.If you choose to use this pathway, Groundswell will apply our commission. Your guests will benefit from all the guest communications and support of ‘normal’ guests, and you will cover some costs.
