What is provided at the property?

All beds are made with crisp white linen. Towels, hand towels, face cloths and bath mat are provided in all bathrooms. Toiletries (shampoo, conditioner, body wash and soaps) are also stocked in all bathrooms. In the kitchens you will find a selection of tea, coffee and a small carton of milk.
For any property with a wood burning fire, this will be laid before your arrival and plenty of additional wood and wood kindling will be available at the property.
Any properties with a gas BBQ will have a gas bottle provided.
Also, there is a welcome note and gift for every reservation. We want your stay to feel like a relaxing retreat no matter which property you stay in.

How do I check-in to the property?

Three days prior to your arrival you will be sent an e-mail with details on how to check in to the property including the property address and code for the lock box where the property key is stored.

What are your check-in and check-out times?

Our standard check-in time is anytime after 3pm and check out time is by 10am for all properties.

Is it possible to have an early check-in or late check-out?

Early check-ins and late check-outs are unfortunately not possible during our peak periods of December - April, school holidays or long weekends. However, it is our standard procedure to message guests and let them know on the day of arrival as soon as the property has had a pre-arrival check and is ready for access.
Early check-ins or late check-outs may be possible during other times of the year dependent on other reservations before/after your stay, our cleaning schedules and staff availability. Please enquire at time of reservation but please note we will not be able to confirm until 1 day prior to arrival.
If you wish to arrive/depart more than 2 hours either side of the standard check-in/check-out times or you would like to confirm your early check-in/late check-out in advance then you are welcome to book an extra night.

do you have a minimum night stay?

Most of our properties have a 2 night minimum stay. Public holidays have a 3 night minimum stay. We do have flexibility for a 1 night stay on some of our smaller properties. Please send us an enquiry at hello@groundswellproperty.co.nz if you would like enquire about 1 night stays.

Would I be able to bring my dog with me?

We completely understand that pets are part of the family, but I'm sorry we are unable to host pets due to our management agreement with the property owners. We have had to consider the experiences we have had in the past with allowing pets which is not restricted to damages, but also fleas, fur on furniture and removal of excrements. Unfortunately not all pet owners are as responsible as the next and we have had to apply this blanket policy across all properties.

Is it possible to have more than the maximum number of guests staying overnight?

We are only able to accommodate up to the maximum number of guests at each property - the maximum number of guests is stated on each property listing.

is it possible to hold an event at one of the properties?

We are unable to host events at our properties without prior arrangement. These inlcude: birthday parties, hen's/stay doos, work functions and wedding celebrations. Our management agreement with the Property Owners are for accommodation only and not events. However, some properties do have flexibility in this depending on the nature of the event. Please send us an enquiry at hello@groundswellproperty.co.nz if you would like to enquire about hosting an event at one of our properties.

Can I change the dates or guest numbers on my reservation?

Providing there is availability at the property and you are not within the cancellation period, then we are able to change reservation dates, and adjust guest numbers. Please contact us at hello@groundswellproperty.co.nz referencing your property and original dates.

do your properties meet covid19 cleaning standards?

Yes all of our properties are cleaned to meet the enhanced Covid19 cleaning protocols. This includes using antiviral disenfectant cleaning products, opening properties for increased airflow between guests stay, using linen that has been commercially laundered above 60 degrees and wiping all touchable surfaces including door/cupboard handles, light switches & remote controls.
We pride ourselves on exceptional cleaning and property presentation standards and encourage guests to get in touch with us at any stage during their stay if for any reason they don't believe we have met this standard.

Is it possible to rent a property on a long-term basis?

We are not able to rent our properties long term due to our management agreement with the owners of the property.
The longest rental period we can offer is up to 30 nights. There will be additional cleaning charges for stays over 10 days.

Do I need to clean prior to checking-out?

Prior to departure we ask that you leave the property in a tidy manner, rubbish and recycling placed in the appropriate bins, dishes washed and put away or the dishwasher started. We will do the rest of the cleaning for you including the stripping of linen off beds.
