Our mission is to support owners in the management of their short-term rental property to achieve their individual revenue goals while providing guests a memorable start to finish accommodation experience.
We do this by taking care of all your holiday home needs: from listing your property, guest enquiries, cleaning, maintenance and anything in between.

Groundswell Property are a small, locally owned and operated, Raglan based company who understand the specifics of the Raglan holiday property market.
We run a full property management service: from getting your property furnished, styled and set up for guests, listing your property across multiple platforms, managing those listings, setting pricing strategies and property rates, full guest and reservation management, linen hire, provision of guest consumables, professional cleaning and guest change-overs and management of property maintenace. As the property owner you can trust us to take care of every detail.

7 Days a Week guest support

No matter the day of the week, our team are available to respond to your guest enquiries. With platforms such as Airbnb ranking properties based on owner response time, we recognise the importance of timely, efficient customer service. If an issue were to arise while your property is occupied, we will be the first point of contact to resolve on your behalf.

It's the details that count. We believe it's the personal finishing touches that show your guests that comfort and enjoyment of their stay is important to you. These thoughtful touches are what encourage guests to give your property a stellar review, bump you up the listing ranks and secure future bookings.
As a standard, all our properties are set with: linen, bath towels, bath mats, hand towels & face cloths, shampoo, conditioner, body wash & soap, toilet paper. In the kitchen - dish towels, tea/coffee, milk, plus pantry staples such as oil, salt/pepper, dishwashing liquid, dishwasher powder, laundry powder and a blue rubbish bag. If you have a wood burning fire we will ensure the fire is laid before guest arrivals and firewood and wood kindling is stocked at the property. For BBQ’s we will manage and refill the gas bottles. In addition a welcome note and gift are provided for every reservation.

Property styling

We can help get your property furnished styled and ready for guests. With passion and qualification in Interior Designer, Lou has an eye for detail and a strong understanding of what attracts people to a property listing, as well as how they should feel when they enter a home to relax and unwind.

Marketing

The most important part of the process is marketing your property to the highest standard. Professional photos, engaging property descriptions, pricing strategies and listings across multiple platforms will provide the best exposure for your rental. We take care of all of this for you as part of the property set-up.

peace of mind

As property owners ourselves, we will take pride in caring for your investment as if it were our own. Our team are based locally and will carry out inspections before and after guests arrive and depart. We also use this time to record and report back to you any maintenance that might need attention.
